But what exactly is a COI—and why do so many buildings insist on it?

What Is a COI?

COI stands for Certificate of Insurance. It’s an official document from an insurance company that proves a service provider (like HandyNYC) has active liability and worker’s compensation insurance coverage.

In plain English:

A COI shows your building that if something goes wrong—like property damage or an injury during service—the insurance company will handle it, not the building or the tenant.

Why Do NYC Buildings Require a COI?

Many residential buildings in New York City—especially co-ops, condos, and luxury rentals—have strict rules about who can enter and work inside. A COI protects them (and you) by confirming that the company working in your home is insured.

Typical reasons a building might request a COI include:

  • TV mounting or drilling into walls
  • Moving large furniture through hallways or elevators
  • Painting, repairs, or renovations
  • Any work involving tools, ladders, or heavy lifting

What’s Included in a COI?

A COI usually includes:

  • The name of the insured company (that’s us: HandyNYC)
  • Types of coverage (general liability, worker’s compensation, etc.)
  • Policy limits
  • The name and address of your building listed as the certificate holder and often as additionally insured
  • Date and signature from the insurance provider
